Lot 10 Park

Introduction

The Evergreen Lodge is planning a significant redevelopment. The project is currently moving through the town’s design review process including the Planning and Environmental Commission, the Design Review Board, and the Vail Town Council. To add your feedback please fill out the survey.

The redevelopment of the Evergreen property provides a unique opportunity to create a public park/plaza space on both public and private land. The Vail Town Council has expressed its support for working with the Evergreen Development to create this new public space.

For the purposes of this design process, the overall space will be called the “Lot 10 Park”. As a future public space, the Town of Vail is seeking input from the community on potential park uses and amenities. The feedback provided will be used to assist with the development of several Conceptual Designs. These designs will be shared with the public at a community Open House early in 2025, and with the Town Council at upcoming Town Council meetings.

As a starting point, an initial conceptual plan has been created to show one possible design concept. It should simply be considered as one idea for how the space could be used.

Multi-Level Public Space

The new park would include two levels. The lower level is located on a Town of Vail-owned parcel currently known as “Lot 10”, adjacent to Meadow Drive. The upper level will be located on Evergreen property and will also be considered a public space. The two levels will be connected with a stairway. The upper level is built upon a “landscape lid” that provides a landscaped area on top with parking for the hospital below.

Lot 10 Park Setting within Vail

The Lot 10 Park is located at a crossroads of sorts. Located at 281 West Meadow Drive, it is adjacent to Vail Health (hospital/medical center), the Vail Library and Dobson Ice Area. It is envisioned as a park by the Civic Area Master Plan and the eastern entrance of the future Civic Area. It is generally located mid-way between Vail Village and Lionshead Village and is adjacent to the Gore Valley Trail (multi-use recreation trail). With its proximity to so many important public amenities, the Lot 10 Park has potential to be created as an important public space.


Project Fundamentals

There are several “Project Fundamentals” that should be recognized. These are items that have generally been recognized as important to the final design.

  1. The Lot 10 Park is envisioned as a public space located on public and private land
  2. A strong public connection between the lower and upper park will be provided
  3. A public connection between Meadow Drive and the South Frontage Road will be provided along the eastern edge of the Evergreen property and the western edge of Vail Health.
  4. The Evergreen Redevelopment is strongly considering a café/coffee house within the Evergreen building, adjacent to the lower park area.
  5. The Evergreen Redevelopment Team has expressed a desire to include potentially significant public art installation(s).
